Home Inspector in Swansboro, NC
2theCore Home Inspections is based in Cape Carteret, just a few minutes from Swansboro across the White Oak River. Whether you’re buying a historic home near downtown, a waterfront house on the river, a home in a newer neighborhood or a property out toward Hubert, I can usually get there quickly and give the home the time it needs.
I’m Bastian Steuer, owner of 2theCore, an InterNACHI Certified Master Inspector (CMI) and North Carolina licensed home inspector #5461. I do only one inspection per day, so I’m never rushing to the next appointment. You’re welcome to come along and ask questions. If you’re buying from out of town, I’ll go over the findings with you afterward.
Swansboro homes I inspect
- Older homes in and around historic downtown, where original framing, older plumbing and electrical updates made over many decades deserve a careful look.
- Waterfront homes on the White Oak River and nearby creeks, often with docks, decks and long exposure to humid air and wind off the water.
- Homes in established and newer neighborhoods, from crawl-space ranch homes to recently built houses still under builder warranty.
- Homes in nearby Hubert, Cape Carteret and Cedar Point, which share Swansboro’s coastal climate.
- Condos and townhomes, where I inspect the unit and its systems, plus the exterior and HOA-maintained areas.
What I look at closely in Swansboro
Crawl spaces. Many Swansboro homes are built on crawl spaces, and they get a full crawl space inspection at no extra cost. Coastal humidity condenses on cooler framing and ductwork, so I check moisture in the wood, vapor barriers, insulation, leaks and signs of pests. If a crawl space can’t be entered safely, I use a crawlbot camera.
Older homes. In older houses I pay close attention to the electrical panel and wiring, older plumbing materials, past repairs and additions, and signs of settling or rot.
Wind and water. Coastal storms push wind-driven rain into roofs, flashing, siding, windows and doors. I look closely at these areas and for signs of past water intrusion and storm damage.
Salt air and humidity. Moist, salty air corrodes outdoor HVAC units, exterior electrical equipment, metal fasteners and railings. I explain which findings need attention now and which are routine coastal maintenance.
Thermal imaging is included in every inspection and helps spot hidden moisture, missing insulation and overheating electrical parts.
Flood zones. Some properties near the river and creeks sit in FEMA flood zones. I don’t determine flood zones or elevations, so check the flood map and talk with your insurance agent early.
Sewer or septic in Swansboro
The Swansboro area has a mix of homes on municipal sewer and homes on on-site septic systems; your agent or the seller can tell you which one a home has.
On sewer? A sewer scope ($300) sends a camera through the main line to check for roots, cracks, breaks and blockages. It’s especially worthwhile for older homes.
On septic? A home inspection doesn’t evaluate the septic tank and drain field, so I recommend a septic inspection by a trusted septic inspector I work with. I can schedule that visit around your home inspection, and the septic inspector bills for it separately.
What’s inspected
- Roof, gutters and downspouts
- Structure, foundation and crawl space
- Exterior: siding, windows, doors, decks, stairs, porches and grading
- Plumbing, including the water heater
- Electrical system
- Heating and air conditioning (HVAC)
- Attic, insulation and ventilation
- Interior walls, ceilings, floors and stairs
- Fireplaces and chimneys
An inspection takes about 2.5 to 3 hours, and your digital report, with photos, plain-language descriptions and recommendations, is ready the same day.
Other inspections I offer in Swansboro: commercial inspections (custom quoted), pre-drywall inspections for new construction, and 11-month builder warranty inspections so you can send the report to your builder before the warranty expires.
Helpful add-ons
- Sewer scope ($300): for homes on sewer, especially older ones.
- Septic inspection referral: for homes on septic; billed separately by the septic inspector.
- Limited Mold Screening ($175): swab samples of visible mold, sent to a lab, with results in about 2 business days. I’m IAC2 certified for mold. I test only; I don’t do mold remediation, and I can do clearance testing after remediation.
- Full Mold Testing ($450): air and surface samples analyzed by a lab.
- Radon testing ($199): a 48-hour minimum test with results right after. Also available as a standalone test for the same $199.
- Re-inspection ($175): I come back to check repaired items.
Swansboro home inspection FAQ
How much does a home inspection cost in Swansboro?
Residential inspections start at $475. The exact price depends on the home’s square footage, its age, distance and the services you add, such as a sewer scope ($300), radon testing ($199) or mold testing (from $175). The booking tool shows your exact total before you book.
How long does a home inspection take?
About 2.5 to 3 hours for a typical home, and your report is ready the same day. Because I do only one inspection per day, I take the time each home needs.
Do you inspect crawl spaces?
Yes. A full crawl space inspection is included at no extra cost. I check for moisture in the framing, vapor barrier condition, insulation, leaks and pests, and use a crawlbot camera if a crawl space can’t be entered safely.
Should I attend the inspection?
You’re welcome to, and I recommend it if you can. You can ask questions as we go. If you can’t make it, I’ll go over the findings with you afterward.
Do I need a sewer scope or a septic inspection?
It depends on the home. Many Swansboro-area homes are on municipal sewer and many use septic. For sewer, a $300 sewer scope checks the main line for roots, cracks and blockages. For septic, I recommend a septic inspection by a trusted septic inspector, scheduled with your inspection and billed separately.
Should I test for radon?
Radon can’t be seen or smelled, and the only way to know a home’s level is to test it. Radon testing is $199, either added to your inspection or booked as a standalone test, with a 48-hour minimum test and results right after.
