2theCore Home Inspections is based in Cape Carteret, right across the bridge from Emerald Isle. Whether you’re buying an oceanfront cottage, a sound-side home, a house tucked into the maritime forest or a vacation rental, I can usually get there quickly and give the home the time it needs.
I’m Bastian Steuer, owner of 2theCore, an InterNACHI Certified Master Inspector (CMI) and North Carolina licensed home inspector #5461. Emerald Isle homes I inspect
- Oceanfront and second-row homes, many raised on pilings, that face the strongest wind, sun and salt spray.
- Sound-side homes along Bogue Sound, often with docks, decks and long exposure to humid air.
- Homes in the maritime forest, where shade, trees and leaf litter add moisture and roof debris.
- Vacation rental homes, where heavy use by many guests wears down fixtures, appliances, decks and HVAC faster than in a full-time residence.
- Condos and townhomes, where I inspect the unit and its systems, plus the exterior and HOA-maintained areas.
What I look at closely on the island
Homes on pilings. I check the visible pilings and their connections to the beams, signs of rot or insect activity, stairs, decks and railings, and everything installed under the house: ductwork, plumbing, water heaters, HVAC equipment and electrical parts.
Crawl spaces. Homes built on crawl spaces get a full crawl space inspection at no extra cost. Island humidity condenses on cooler framing and ductwork, so I check moisture in the wood, vapor barriers, insulation, leaks and signs of pests. If a crawl space can’t be entered safely, I use a crawlbot camera.
Salt air. Salt spray corrodes outdoor HVAC units, exterior electrical equipment, metal fasteners and connectors, and railings. I explain which findings need attention now and which are routine beach-house maintenance.
Wind and water. I look at the roof covering and flashing, siding, windows and sliding doors, where wind-driven rain often gets in. Thermal imaging is included in every inspection and helps spot hidden moisture, missing insulation and overheating electrical parts.
Flood zones. Many Emerald Isle properties sit in FEMA flood zones. I don’t determine flood zones or elevations, so check the flood map and talk with your insurance agent early. During the inspection I look for signs of past water intrusion and storm damage.
Septic in Emerald Isle
Emerald Isle has no town sewer system. Homes here rely on on-site septic systems, and some larger condo complexes use their own treatment systems. That makes the septic system one of the most important things to check before you buy.
A home inspection doesn’t evaluate the septic tank and drain field, so I recommend a septic inspection by a trusted septic inspector I work with. I can schedule that visit around your home inspection, and the septic inspector bills for it separately. A sewer scope usually isn’t the right test for an Emerald Isle home.

- Exterior: siding, windows, doors, decks, stairs, porches and grading
- Plumbing, including the water heater
- Electrical system
- Heating and air conditioning (HVAC)

- Interior walls, ceilings, floors and stairs
- Fireplaces and chimneys
An inspection takes about 2.5 to 3 hours, and your digital report, with photos, plain-language descriptions and recommendations, is ready the same day.
Helpful add-ons
- Septic inspection referral: strongly recommended for Emerald Isle homes; billed separately by the septic inspector.
- Limited Mold Screening ($175): swab samples of visible mold, sent to a lab, with results in about 2 business days. Useful for homes that sit closed up between rentals or over the winter. I’m IAC2 certified for mold. Full Mold Testing ($450) adds air sampling.
- Radon testing ($199): a 24-hour minimum test with results right after. Also available as a standalone test for the same $199.
- Re-inspection ($175): I come back to check repaired items.
