An 11-month warranty inspection is a full inspection of a newly built home shortly before the builder's one-year warranty runs out. That way, defects can be reported while the builder is still responsible for fixing them. It catches problems that showed up after move-in or were missed during construction. Schedule it around month 10 or 11 so there's time to send the report to your builder. It's priced like our other residential inspections: from $475, adjusted for square footage, age and distance. We recommend it for new builds in Havelock, Cape Carteret, Swansboro, Morehead City, Jacksonville, New Bern and the Crystal Coast.

Mold testing tells you whether mold is present in your home's air or on its surfaces, and what kind. Full Mold Testing ($450) includes air and surface samples analyzed by a laboratory. A Limited Mold Screening ($175) takes samples of visible mold found during the inspection. Lab results usually come back within 2 business days. Coastal humidity in Morehead City and across the Crystal Coast lets mold grow quickly in crawl spaces, attics and behind walls, which can affect health and damage wood framing. If mold is found, Bastian explains the results and refers you to a qualified, licensed remediation contractor. He doesn't do remediation himself.

A pre-listing (pre-sale) inspection is a full home inspection done for the seller before the house goes on the market. You learn the condition of the roof, structure, crawl space, plumbing, electrical and HVAC up front. That gives you time to make repairs, set a realistic price or disclose issues before a buyer's inspector finds them. Yes. A crawl space inspection comes at no extra cost with every home inspection in Jacksonville, Cape Carteret, Swansboro, Morehead City, New Bern and the Crystal Coast. Bastian checks for:
- Standing water and high moisture in the wood framing
- Wood rot
- Damaged or missing vapor barriers and insulation
- Duct and plumbing leaks
- Visible signs of pests
- Structural concerns
If a crawl space can't be entered safely, Bastian uses a crawlbot camera to inspect it. Everything he finds is documented with photos in your report, so you know what needs attention and which kind of contractor to call.

In a sewer scope inspection, Bastian runs a specialized camera through the home's main sewer line to check its condition. He looks for tree root intrusion, cracks, breaks, clogs and blockages that can cause backups or leaks. A sewer scope costs $300 and can be added to any home inspection. It's especially worthwhile for older homes in historic Beaufort, since replacing a sewer line can cost $3,000 to $30,000. If the home is on a septic system, we recommend a septic inspection instead. Add-ons are done during the same visit as your home inspection. Radon testing runs for at least 24 hours, so Bastian either sets up the monitor before the inspection and has results by the time he picks it up, or places it after the inspection and picks it up the next day. Thermal imaging and the crawl space inspection are already included at no extra cost. For new builds, the New Construction Safe Bundle ($1,325) covers the pre-drywall inspection, the final inspection before closing and the 11-month warranty inspection.

Yes. Thermal imaging is included at no extra cost in every inspection we do in New Bern, Cape Carteret, Swansboro, Morehead City, Jacksonville and the Crystal Coast. A thermal camera shows temperature differences across walls, ceilings and floors. Those can point to hidden moisture, missing insulation, air leaks and overheating electrical components you can't see with the naked eye. The camera doesn't see through walls, so Bastian double-checks suspicious readings with a moisture meter or other tests and documents them with photos in your report.

Yes. Radon testing costs $199 and can be added to any home inspection in Cape Carteret, Swansboro, Morehead City, Jacksonville, New Bern and the Crystal Coast. Radon is a colorless, odorless radioactive gas that comes up from the soil and can build up indoors. The EPA calls it the leading cause of lung cancer among non-smokers, and testing is the only way to know your home's level. Bastian uses a professional-grade continuous radon monitor. The test runs for at least 24 hours, and results are available as soon as he picks up the monitor. He either places it before the inspection or sets it up afterward and collects it the next day. If levels are at or above the EPA action level of 4 pCi/L, we refer you to a qualified, licensed radon mitigation contractor.

Coastal Eastern North Carolina has high humidity, a high water table and frequent heavy rain, so crawl spaces here pick up moisture easily. In summer, warm, humid air comes in through crawl space vents and condenses on cooler surfaces like floor framing and ductwork. Storms, poor grading, short downspouts and torn or missing vapor barriers make it worse. Over time, that moisture can lead to mold, wood rot, sagging insulation and pests. That's why Bastian includes a crawl space inspection with every home inspection in Cape Carteret, Swansboro, Morehead City, Jacksonville, New Bern and the Crystal Coast. He measures moisture and documents what he finds, and refers repairs to qualified, licensed contractors.

Schedule the pre-drywall inspection after framing and the plumbing, electrical and HVAC rough-ins are finished, but before insulation and drywall go up. That's the only time those systems are fully visible, so ask your builder early about access and timing. Schedule the final inspection shortly before closing. Then schedule the 11-month warranty inspection about 10 to 11 months after closing, so the report reaches your builder before the warranty expires. A sewer scope is a camera inspection of the line that carries wastewater from the house to the public sewer. A septic inspection evaluates the septic tank and drain field on homes that aren't on public sewer. Our $300 sewer scope checks the line for roots, cracks, breaks and blockages. If the home is on septic, we recommend a septic inspection rather than a sewer scope. Bastian works with a trusted septic inspector and can schedule that visit for you; the septic inspector bills for that service separately. Not sure which system a home has? No. Bastian doesn't do repairs or remediation on any property he has inspected within the past year. Following the InterNACHI Code of Ethics this way keeps every inspection independent and free of conflicts of interest. What he does do is explain each finding, how urgent it is and what kind of specialist to call. He'll refer you to qualified, licensed contractors such as roofers, plumbers, electricians, HVAC technicians or mold remediation companies.
