Home Inspector in Sneads Ferry, NC

Sneads Ferry is a fishing village on the New River, near the north end of Topsail Island. Homes here range from waterfront houses with docks to newer neighborhoods and raised homes on pilings, and many face constant moisture and salt air.

I’m Bastian Steuer, owner of 2theCore, an InterNACHI Certified Master Inspector (CMI) and North Carolina licensed home inspector #5461. I do only one inspection per day, so I’m never rushing to the next appointment. You’re welcome to come along and ask questions; if you can’t, I’ll go over the findings with you afterward.

Sneads Ferry homes I inspect

  • Waterfront homes on the New River and its creeks, often with docks, bulkheads nearby and long exposure to humid air.
  • Raised homes on pilings, where I inspect what’s under the house as carefully as what’s inside.
  • Newer neighborhoods, where I check builder work and warranty items.
  • Older homes and cottages that have been updated over the years.
  • Second homes and rentals that sit closed up for weeks at a time.

What I look at closely in Sneads Ferry

Homes on pilings. I check visible pilings and their connections, stairs, decks and railings, and the ductwork, plumbing and equipment under the house.

Salt air. Salt air corrodes outdoor HVAC units, exterior electrical equipment and metal connectors. I explain which findings need attention now and which are routine coastal maintenance.

Moisture in closed-up homes. Homes that sit unused can develop hidden moisture and mold. Thermal imaging, included in every inspection, helps spot it, and lab-based mold testing is available as an add-on.

Thermal imaging is included in every inspection and helps spot hidden moisture, missing insulation and overheating electrical parts.

Sewer or septic in Sneads Ferry

Many homes in the Sneads Ferry area rely on septic systems, and some are on public sewer. Ask your agent which one the home has.

On sewer? A sewer scope ($300) sends a camera through the main line to check for roots, cracks, breaks and blockages.

On septic? A home inspection doesn’t evaluate the septic tank and drain field, so I recommend a septic inspection by a trusted septic inspector I work with, scheduled around your inspection and billed separately.

What’s inspected

  • Roof, gutters and downspouts
  • Structure, foundation and crawl space
  • Exterior: siding, windows, doors, decks, stairs, porches and grading
  • Plumbing, including the water heater
  • Electrical system
  • Heating and air conditioning (HVAC)
  • Attic, insulation and ventilation
  • Interior walls, ceilings, floors and stairs
  • Fireplaces and chimneys

An inspection takes about 2.5 to 3 hours, and your digital report, with photos, plain-language descriptions and recommendations, is ready the same day.

Other inspections I offer in Sneads Ferry: commercial inspections (custom quoted), pre-drywall inspections for new construction, and 11-month builder warranty inspections.

Helpful add-ons

  • Sewer scope ($300): for homes on sewer.
  • Septic inspection referral: for homes on septic; billed separately by the septic inspector.
  • Limited Mold Screening ($175): swab samples of visible mold, sent to a lab, results in about 2 business days. I’m IAC2 certified for mold. I test only, no remediation; clearance testing after remediation is available.
  • Full Mold Testing ($450): air and surface samples analyzed by a lab.
  • Radon testing ($199): a 48-hour minimum test with results right after. Also available as a standalone test for the same $199.
  • Re-inspection ($175): I come back to check repaired items.

Sneads Ferry home inspection FAQ

How much does a home inspection cost in Sneads Ferry?

Residential inspections start at $475. The exact price depends on the home’s square footage, age, distance and the services you add, such as a sewer scope ($300), radon testing ($199) or mold testing (from $175). The booking tool shows your exact total before you book.

Do you inspect homes on pilings?

Yes. I check the visible pilings and their connections, stairs and decks, and everything installed under the house, including salt air corrosion.

Is mold testing worth it for a second home?

If the home sat closed up, it can be. A Limited Mold Screening ($175) samples visible mold, and Full Mold Testing ($450) adds air sampling, both analyzed by a lab. I’m IAC2 certified for mold and test only; I don’t do remediation.

How long does a home inspection take?

About 2.5 to 3 hours for a typical home, with the report ready the same day.

Should I test for radon?

The only way to know a home’s radon level is to test it. Radon testing is $199, added to your inspection or as a standalone test, with a 48-hour minimum test and results right after.
