Home Inspector in Atlantic Beach, NC

Atlantic Beach sits at the east end of Bogue Banks, across the bridge from Morehead City. Buyers here are often looking at an oceanfront condo, a beach cottage that has seen a lot of summers, a sound-side home or a raised house on pilings. Many are buying a second home or rental from out of town, so a careful inspection matters even more.

Condos in Atlantic Beach

Condos and townhomes are a big part of the Atlantic Beach market. In a condo inspection, I inspect your unit and its systems:

  • Interior walls, ceilings, floors, windows and sliding doors
  • Plumbing fixtures, supply and drain lines, and the water heater
  • Electrical panel, outlets, switches and fixtures
  • Heating and air conditioning, including the outdoor unit where it’s accessible
  • Balconies and railings attached to the unit
  • Signs of leaks from above, from neighbors or around windows and doors

I also inspect the building’s exterior and the HOA-maintained areas, such as siding, the roof where it’s accessible, stairs, walkways and other shared spaces. The HOA maintains them, but their condition can still mean leaks into your unit or future assessments. Your report lets you ask the HOA informed questions about repairs and reserves.

Beach cottages, sound-side homes and homes on pilings

For single-family homes, I inspect the full house: roof, structure, exterior, plumbing, electrical, HVAC, attic, interior, and the crawl space where there is one. Crawl space inspection is included at no extra cost.

Homes raised on pilings get extra attention underneath. I look at:

  • Visible piling condition, connections to the beams, and signs of rot, damage or insect activity
  • Stairs, decks and railings, which take a beating from sun, salt and foot traffic
  • Enclosed areas below the living space, ductwork and plumbing running under the house
  • Water heaters, HVAC equipment and electrical components installed below the living floor

Salt air, humidity and flood zones

Salt air is the biggest factor on the island. It corrodes outdoor HVAC units, exterior electrical equipment, metal fasteners, connectors and railings much faster than inland.

Humidity and wind-driven rain show up around windows, sliding doors and siding. Thermal imaging, included in every inspection, helps find hidden moisture behind walls and ceilings, and I confirm suspicious readings with a moisture meter.

Flood zones. Many Atlantic Beach properties sit in FEMA flood zones, and oceanfront lots face storm surge and erosion. I don’t determine flood zones or elevations, so check the flood map early. During the inspection I look for evidence of past water intrusion and storm damage.

Septic and package treatment systems

The Town of Atlantic Beach provides water but not public sewer. Single-family homes here use private septic systems, and some condo complexes use their own wastewater treatment systems. That means a sewer scope usually isn’t the right test. For a home on septic, I recommend a septic inspection by a trusted septic inspector I work with. I can schedule that visit for you, and the septic inspector bills separately. For condos, ask the HOA how wastewater is handled and how the system is maintained.

What’s inspected and how long it takes

Every inspection covers the home’s major visible systems: roof, gutters, structure and foundation, exterior, plumbing, electrical, HVAC, attic and insulation, interior and fireplaces. A typical inspection takes about 2.5 to 3 hours, and your digital report, with photos, descriptions and recommendations, arrives the same day.

Helpful add-ons

  • Limited Mold Screening ($175): swab samples of visible mold sent to a lab, with results in about 2 business days. A good fit for beach homes that sat closed up. I’m IAC2 certified for mold. Full Mold Testing ($450) adds air sampling.
  • Radon testing ($199): 24-hour minimum test, results right after. Also available as a standalone test for the same $199.
  • Septic inspection referral for homes on septic, billed separately by the septic inspector.
  • Re-inspection ($175) to confirm repairs.

Atlantic Beach home inspection FAQ

Do you inspect condos in Atlantic Beach? Yes. I inspect the unit and its systems, plus the building’s exterior and the HOA-maintained areas. The HOA maintains those areas, but your report shows their condition so you know what you’re buying into.

Can you inspect if I live out of town? Yes. Many Atlantic Beach buyers are out of town. You’ll get a detailed photo report the same day, and I’m available afterward to go over the findings and answer questions.

Do I need a sewer scope in Atlantic Beach? Usually not. The town doesn’t provide public sewer, so homes use septic or a private treatment system. For septic homes, I recommend a septic inspection by a trusted septic inspector, billed separately.

What do you check on a house on pilings? I look at the visible pilings and their connections, the stairs and decks, everything installed under the house, and corrosion from salt air on metal connectors and equipment.
